Dallas Home Sales Stats for May, 2021

May homes sales are in, and it’s close to a carbon copy of last month’s spectacular performance.  Overall Dallas sales were up 27% with a median sales price 26% higher than a year ago.  Homes are selling so quickly, it gives the appearance of a low inventory situation.  This has been the common theme, but we did sell 10,000 homes last month with another 12,000 homes under contract to sell in June.  Because they sell so quickly, the impression left is “nothing available”.  Plano homes, for example, have an average 11 days on market.  Coppell and Allen 12 days; Carrollton-Farmers Branch 13 days; Richardson 14 days.  I googled some old photos of the Oklahoma Land Rush of 1889…some similarities there!

Last month I was guessing we might slow it down a little, with vacation season upon us.  Now I’m having my doubts.  We’re likely to see this market activity continue.  How long?  Probably until the demand pushes prices to resistance, whenever that is!

May 21 vs 20: Sales up 27%, median price up 26%, DOM 24, down 53%

Apr 21 vs 20: Sales up 28%, median price up 18%, DOM 28, down 45%.

YTD 21 vs 20: Sales up 11%, median price up 17%, DOM 33, down 42%

 

Uptown, Downtown and Turtle Creek (Condos and Townhomes):

May 21 vs 20: Sales up 240%, median price up 22%, DOM 78, down 11%.

Apr 21 vs 20: Sales up 187%, median price up 12%, DOM 67, down 4%.

YTD 21 vs 20: Sales up 95%, median price up 16%, DOM 73, unchanged.

 

Highland Park and University Park, Bluffview, Devonshire and Greenway Parks:

May 21 vs 20: Sales up 181%, median price up 32%, DOM 54, up 15%.

Apr 21 vs 20: Sales up 77%, median price up 63%, DOM 50, down 4%.

YTD 21 vs 20:Sales up 45%, median price up 29%, DOM 63, down 13%.

 

East Dallas (incl M’s and Lakewood):

May 21 vs 20: Sales up 65%, median price up 19%, DOM 25, down 42%.

Apr 21 vs 20: Sales up 37%, median price up 9%, DOM 25, down 39%.

YTD 21 vs 20: Sales up 32%, median price up 13%, DOM 32, down 42%

 

North Dallas (South of LBJ):
May 21 vs 20: Sales up 217%, median price up 29%, DOM 42, down 45%.

Apr 21 vs 20: Sales up 165%, median price up 18%, DOM 65, up 5%.

YTD 21 vs 20: Sales up 80%, median price up 20%, DOM 67, up 21%.

 

Far North Dallas (incl Addison and to Park Blvd in Plano):
May 21 vs 20: Sales up 93%, median price up 27%, DOM 21, down 54%.

Apr 21 vs 20: Sales up 38%, median price up 15%, DOM 23, down 54%.

YTD 21 vs 20: Sales up 45%, median price up 12%, DOM 33, down 37%.
